I've been wanting to get into RE investing for several years now but *insert excuse*. I'm a Realtor and I see so many interesting properties that I think, hmm that could be really great fixed up and might sell for a decent profit... So starting into investing seems to make a lot of sense.
I took a weekend class last spring about all things RE investing and it really got me excited to get started. I've been taking it slow and trying to learn and prep since then...
One thing I haven't done enough of is networking with other investors or contractors.. I've found a couple of interesting flip opportunities but I'm not sure I want to take it on my own or if they are as nice as they look on paper.
With that said, anyone south of Nashville TN doing flips/rehabs and interested in chatting? Are there any investor meetups around the area or other ways to network?
Hey Anthony, I'd recommend linking up with someone 1-on-1 that is like-minded and has done what you are trying to do. Hit up Chris Marchisio. He is a realtor with The House Connection (real estate brokerage). He's done a bunch of flips in Nashville. Tell him I sent you!
Thanks. I'll look him up. Do you do deals in Clarksville? I've been there a few times. :)
Absolutely! Clarksville is where our property management company is based!

Hey Bigger Pockets, my name is Vince Biegel and I've played 6 years in the NFL. Being in the NFL you often get approached by interesting characters to invest into a real estate deals. My lack of knowledge and trust prevented me from investing into real estate all together for years. But being on Bigger Pockets, it has been an incredible tool to connect with quality individuals in the space. I've been connecting with many members as well as getting advice around different asset classes in real estate. I'm actually in the process of doing a deal that came directly from this Forum. So thank you Bigger Pocket community.
I'm looking to connect with members who are doing short term rentals in the Nashville area. I would love to hear from members who own/operate short term rentals in Nashville. What areas would you ideally like to invest in? What kind of units are performing the best in the Nashville market? What and where to avoid? Forward trends you may see? This community is amazing and I would love to get your perspective. Thank you looking forward to hearing and connecting with you.

Property Management Opportunity for Real Estate Agents (Tennessee)
Are there any TN Real Estate Agents looking get involved in property management? I am the principal broker of a PM company and we allow agents to build their own PM business with our firm. This is a great opportunity for agents to generate monthly income!
Call, text, or email if interested!

Quote from @Shirley Layer:
Hey BP community!
I'm just getting started in my investing journey and I'm really liking the house-hacking concept. I currently live in the Clarksville, TN area and I'm actively looking for properties but I'd love some advice on strategy.
I recently graduated with a degree in Animation + VFX so for the last 2 years' tax returns I haven't had much income. Plus, I'm self-employed so I won't have any W-2 info. I was looking to use my VA loan to purchase a 2-4 multi-family unit to take advantage of the 0 down payment but I'm not sure if my current income qualifies (waiting to hear back from my lender). I'm also open to getting creative and coming up with a down payment using a DSCR loan or something else. I have good credit and about 5k in crypto and other investments. I'm also learning to trade stocks so if I need a down payment, I could come up with it.
Currently, I live with my parents paying $380 in rent but I would prefer to pay a mortgage and get some cash flow going. What would you do? Should I increase my income and use the VA loan or should I come up with a down payment and use something like a DSCR loan?
Thanks in advance! :D
Great question! I am a broker and property manager here in Clarksville (also a Veteran). Let me know if you'd like to connect, I've got a couple of great lender contacts. If you can qualify for the VA loan, I'd recommend that route! The interest rate will likely be better and you can't beat $0 down!
