A lot of out of state investors reap the upside potential of the Nashville market (and protect themselves from some of the downside) by investing in the high-growth (yet moderately priced) secondary markets near Nashville (i.e. Clarksville, TN).

 Right, but I still think you'll sell much sooner than 30 years 😁

Sometime in between now and 30+ years I think you'll likely find an opportunity to trade up or to deploy your equity elsewhere.

Hey Michael, I am a broker and property manager here in Clarksville, TN. In my humble opinion, your business plan will be much more important than the market. Sure, Nashville is a great city - but it is also very competitive. There are so many ways to succeed and build wealth with real estate (in any market). I think the better question to ask is, in any given market, how will you differentiate yourself and add value to the marketplace?
