Howdy! We serve investors across Middle Tennessee! We only manage long-term rentals but we broker STR deals.

Let me know if I can help.

Cheers!

I would be more concerned with the location of the property. For example, if the brick property is located in an area with high crime and other factors that make the area less desirable, it may be better to choose the vinyl property. Also, what is the age of each building and the major systems? That can also affect the value.

Quote from @Cody Flicek:

Hello everyone Cody here!

I'm looking to get into multifamily as my investment vehicle and I'd love to hear how those of you with multifamily got started yourself. I'm very interested in hearing each and every one of yall's stories on how you got started. Feel free to add me as a friend and lets connect!

Hey Cody! I started by house hacking several single family homes. I then traded up into some small multifamily. I think starting small and trading up is a great strategy!

Quote from @Marco Torres:

Hello,

I recently graduated from college and am moving up to Nashville for work. I have no experience in buying or maintaining rental properties and a small savings. A relative lives there now and has a few units giving a regular cash flow but they say the market is over saturated. What is your view? Is starting there worth it? Would it be better to start a little outside the city?

Thanks.

-Marco

I am biased but I would recommend starting outside the city where you can find stronger rent-price ratios. Markets like Clarksville, TN have much more favorable balances of cash flow and appreciation.

I prefer long term rentals! Consider having the peace of mind of a long-term tenant (you're not worried about short term trends and occupancy - assuming you've screened and placed a quality tenant). Even if you have a manager, you will invest more time time on a STR than you will a LTR (generally speaking) - and your time is very valuable. Stay LTR - just my 2 cents!

Quote from @Antonio Di Cristo:

Hi BP community,

My name is Antonio, I am a real estate investor who is now living in Tennessee.

My background:

I am originally from New York, but spent most of my adult life in Tokyo Japan where I invested in real estate and had a consulting business. I sold my real estate and company in Japan and came back to the US in 2019. I am looking to invest in real estate ideally in multi-family and in the state of Tennessee, but I am open to location if the numbers are right.

I am looking to connect with other real estate investors, and agents. I am also looking to educate myself on how the real estate business works in the US.  Please let me know of any groups in Nashville.

Please feel free to contact me on the BP forum, via email, or on LinkedIn. I look forward to getting more involved with this community!
