I'm also interested in PM recommendations.  On a 1000/month rental, $100[10%] + 450[lease] + 1000[ 1 month] means over your year's income, you're out 2650 or $220/month. Sure would be hard to make a profit factoring repairs and maintenance.

I am also interest in the buy and hold rental properties here for the same price. It seems like the best you can do is 1% as far as rent goes.

I am not interest in a fixer, wondering if we missed the boat as a lot of these houses jumped 20% in less than 2 years :(

I am new and looking for some advice.

I currently co own my primary residence with my wife and would never want to risk it.

Is it possible for me to invest in longterm rental without putting my primary residence at risk?

I'm looking at a 100k property renting for 1k/month. What if the market crashes/rental market crashes/ hurricane/flood?

Can I isolate that loss to just me if I had to short sale or forclose without risking my current property i co-own with my wife?

I have about 350k equity in my 700k home.

I can get my hands on some 100k properties that I can rent out ~1,000/month.

If I take out 300k in equity, I know that I will have between 2 and $3000/ month

My current mortgage payment will go from 2000 to 3000/month.

Does anyone have experience with cash out refinance for rental homes?

[obviously there are a lot of details I need to review before going through with this]
