Hi Ryder, I did not realize you had your own meetup, a successful one to boot! I recently moved out of the city but still work in SF once in awhile. However, I won't be in town for this meetup. I did just join your meetup at

to get notified of the next one. I always had a tough time looking for space in SF for a meetup and stopped looking after @J. Martin found his sweet spot in downtown SF but I always knew SF could handle more than one great meetup. Congrats on your success! 

Victor, welcome to BP! How has your investments in Vallejo done? I am looking into the market, not sure if its right for me yet but curious what your thoughts are on it and the specific areas of Vallejo you are targeting.

For every meetup I come from either San Francisco or Fairfield, if I can do it you can too!

@Kimberly Keesler, please ignore @Account Closed. He is a little bit nutty these days, I think the San Jose heat is getting to his head. 

J and Minh, Kimberly already messaged me but the gist of my message is that for my SFH holdings I am selling a second one this year. I am not recommending any investor to buy it as with some light rehab I am going to list it for $225k next month and it only rents for $1300 now, that is a terrible investment for someone new to come in and buy it. I also mentioned to Kimberly to stay away from the fourplexes with 2/1 units that rent for $500 a unit, there is a ton of this supply and rents don't move on them. However, she is looking into Tempe which has the great ASU there. Prices aren't cheap but its a great college town and has plenty of renters.

Kimberly, you should check out @J. Martin's summit and/or meetup if you have the time. J is a great investor to know and probably has a ton of connections for you if you need it.

Finally if you haven't seen yet, J has a huge networking summit in Oakland August 27-28. I attended the last one and the quality of the speakers is superb with none of them having any hard pitching. There is a lot of value in the summit in my opinion, check it out if you can!
