@Megan Greathouse Thank you for such a detailed response to my example. I was calculating the rents at $5 less than you estimated, $1645. I did not calculate the water/sewer/trash at all actually, so $200/month is a good ball park number? I just sat down and disected your post on your new property as it is full of valuable information and I have learned how to calculate the COCROI. I am looking forward to putting some properties through the calculator and now also look for this return as well. 

Now off to learn all about the 1% rule!

I love bigger pockets! I have learned so much networking and meeting people like you who get excited to share their knowledge, reading the forums, and listening to the podcasts. I love to learn and be challenged and that is what excites me the most about real estate, you are constantly learning something new because there is so much to know.

@Max Householder, no way? You almost put and offer on @Megan Greathouse's new property? That is funny.

I have been looking through Redfin and running multi-families through the BP rental property calculator and believe there are some decent cash flowing properties? For example, check out 4220 S. 38th St. and tell me where I may be mixed up? I have it cash flowing about $525 with 20% down. Just for an example to see where I may be mixed up, if you don't mind of course :)

What kind of cash flow are you looking for on a property?

Congrats on your purchase last fall, hey, you are one ahead of me!

Awesome show! I preach to my 16 year old, if/when he makes money on his YouTube channel, it would be smart to reinvest those gains back into real estate investing. If he starts now, imagine where he could be by my age (32)? All this to say, I love that Seth is a Grammy winner, but it doesn't stop there! It's a great example for others, not to put all your eggs in one basket, spread it out and continuing growing exponentially.
