I used Chase QUICK PAY.  Other banks, BOA, Wells Fargo and many other banks all have their own version of paying to other bank customers at no fee.  You should ask your bank about sending cash or payments to others.

I used Stewart Title to close a subject 2 in Houston.

In some states a paralegal who specialize in real estate would be much less expensive.

I am an out of state investor.  I have properties in Houston and Memphis.  I have done it profitably since 06.  Having a ground team is essential.  It can be stressful at times because I self manage.  I would suggest you take a trip to whatever city you are considering and connect with BP locals of the area who can tell which area that are worth investing in.  I would connect with several BPers to get as cross sections of opinion of their great city (smile).  I did have quite a learning curve that I went thru, which I am grateful for.  I am now financially independent and continue to grow my out of state portfolio.
