I spoke with a friend of mine that is in the same situation. However he is getting different answers from other insurance companies saying we won't have to get commercial insurance. I am really trying to see if anyone else has experience with insurance on more than 5 properties.

Yeah our agent said that the commercial policy would end up costing quite a bit more than the policies we currently have. I am seeing what the best way is to avoid the commercial insurance or at least keep the cost down. Do you know of commercial insurance company that you would recommend?

We are about to purchase or 6th property and due to that, our insurance lady is saying we will have to switch to a commercial policy. We are also setting up an LLC currently. Any advice on home insurance and possibly avoiding a commercial policy. Thanks in advance!

We are looking to move to Sanger in the next few months. What is yalls take on the area? Being close to Denton seems like the rental market should be pretty descent? With Denton expanding this should help the area as well. How well do y'all know the area?

Judy H. Do you manage rentals in Abilene? I currently am using a property manager in Abilene that charges 9% on our properties. If so what do you charge to manage??? We have 6 units.

We had an inquiry on a duplex from someone with HUD. I have only heard of HUD when purchasing homes and section 8. Any down side to renting to a HUD tenant???
