@Greg Scully Thank you! That makes so much sense now! For some reason I was having a hard time understanding what that meant - so the strategy in multi family would be to find a property with an NOI that you know you can raise and then execute on it to increase property value?

Hi BP nation!

I was listening to a recent BP podcast And heard Michael Becker say something about adjusting NOI in this market with a little bit more compressed cap rates. He said "every dollar I drive to NOI is 20 to value"....and was saying it in relation to increasing NOI on multi family vs single family.

Anyone able to break this down a bit more for me? Thanks in advance!

@Todd Rasmussen I had a question about #1 and #5...after the bank lends on the first one, will they still be willing to make a loan again for a 2nd or 3rd? I don’t have any experience buying (yet!) and I own my own company so I’m currently trying to get myself in a position where the bank will lend me money at all.

Have you heard of small business owners getting around this and getting money from banks, or is it all private money? Thanks in advance!

@Bill Brandt this response made me chuckle and I feel like I learned a lot! I just got back from visiting Summerlin and Henderson; We actually even looked at the new Inspirada communities. I’ve been looking at multi- family out there and want to do a deal.
