@Matt Menard, welcome to the community. Black Diamond was a great group, but they haven’t been active since before COVID. That said, we host four to five free Simplified Real Estate Meetups every month across New England. You can find them listed here on BiggerPockets under the Events tab, but feel free to shoot me a message and I’ll send you more details directly. We run meetups in Worcester, Lowell, Waltham, Portsmouth, Manchester, Biddeford, Northboro, and Medford—so we’re pretty active in the space. They’re a great way to meet local investors, wholesalers, lenders, and contractors who are actually out there doing deals.

On the buyer side, our group helps a lot of investors and wholesalers get started. We're happy to pay assignment fees when the deals work. Our buy box is value-add multifamily, usually 2 to 6 units within 60 minutes of Lowell MA in every direction. What sets us apart is we’ll take properties with problem tenants or active evictions—situations most buyers shy away from. If you’re working in areas like Main South or Vernon Hill, there is definitely opportunity. Feel free to send anything over—we’re happy to take a look.

Lawrence, it sounds like you are thinking about the right things early on, and that already puts you ahead of most people. I am a big believer in building a real estate portfolio as a path to early retirement. You get cash flow, appreciation, tax benefits, and the ability to refinance and pull out equity to grow even faster.

If your 401k does not have a match and you are hoping to retire before you can access it without penalty, it might make sense to shift some of that money into places where you have more control. A lot of people I know have built real wealth through a mix of rental properties and small business ownership.

A great starting point is buying your first investment property in a strong rental market within 30 minutes of where you live. If you manage it well, you can use the income and equity to grow from there. It is not always exciting at first, but it builds momentum. I have seen people go from their first property to full financial freedom in under 10 years while still working a full-time job. It is not flashy, but it works if you stay consistent.

Keep stacking good decisions and stay focused on the long game. Starting at 26 gives you a huge advantage. Feel free to share more about what you are thinking or where you are looking—there are a lot of people here who are happy to help.
