@Kevin Lisewski I didn't know the intermediary would need to continue hold it for 180 days. I will check with my intermediary on that. My capital gains tax hit will be higher because I'm in California. The good thing is lived in one of the two units 2 out of the last 5 years. So basically 1/2 the gain will be tax free. The hit won't be as bad but it'll still sting.

@Chris Brown thank you so much for your response. I will refer to your website. I'm in middle of the my exchange but I am preparing to take the tax hit if necessary.

I know its of the items National Association of realtors is asking of the government. They are powerful lobby group in Washington and I feel like they could have some sway. There is also revenue procedure 2007-56, which may allow for an extension for disasters. It's clear if they this would take affect in this situation. I think we are wait and see what the government does. I have 43 days to select something and I hope they extend it.

@Dave Foster thank you for clearing that up. That makes logical sense but I know sometimes these things don't make logical sense.

sorry just jumping on this thread for similar situation I have. I am selling a duplex that I lived in 2 out the last 5 years. I am selling it for 1.4 million. Its in LA crazy I know. Its two houses on lot which are about equal size. So the next purchase would need to be atleast 700k which is 50% of the sale price of my relinquished property?

I have been using this site Reonomy.com. It has been very useful in finding owner information/sales/other info. You can do a free trail to check it out. Hope that helps

Hi there are so many CRM's out there. I want to see whats best CRM for tracking contact with agents/owner marketing? I want be able to email, text and call all from one place. I started a trail for Zoho and I know salesforce is big too. Just wanted to see what might be the best for Real estate investor needs.

I would sell and use that money to bigger a larger complex in midwest.
I just sold duplex in LA and bought a turnkey fully leased multifamily Kansas City. Its at 7 cap and 10% return on my money. You should be able to replicate something like that. It will take some studying the area and initial travel. Its turning out really well for me thus far
