Thanks for the feedback. @Devin James @Justin Manley. Helps give me more things to consider

I like the sound of that

Considering leveraging to build a few modular homes on a larger tract of land, but probably would have to build one at a time due to capital restraints. Each sale would help fund the next build, in theory. Looking at a semi-rural piece of land in NC for $170k, I could be all in on a modular home for roughly $200k. I have $80k liquid.

I understand there are a lot of variables but would appreciate any thoughts or feedback you may have on a micro-development like that

@Zeke Vantreese

Hello fellow Greensboroian. Very cool you've got all that going on here in GSO. Yes, would love to connect. How can I reach you?

@Caleb Brown

Thank you! Open to being a full-time agent for sure, but imagining that could take some time to replace my current income. I could see a mix of fix n flips with some brokered deals here and there one day replacing my income. Hopefully sooner rather than later lol

@River Sava

Open to other markets too! I grew up in WNC and still have family there so that is an option and even have placed offers on cabins in WNC to make an STR but nothing has panned out yet for something like that. Also considering a coastal STR in some of the smaller beach communities.
