 Yea, that's the route I'm going. Each of the paid off houses are going into their own LLCs. I'm not doing a above them though. That's probably going to happen further down the road.

With Indy, I spoke to a local agent who said that inventory is super low and prices are 30% higher than the same time last year. I moved onto Memphis, just because I've been hearing good things about it. Then I see somebody say that the it's over for Memphis....of course that's just one person's opinion. Then I remembered Huntsville from when I went on a business trip a few years ago. There were a lot of GovCons in the business park I was in, so I know there are good jobs there. I guess talking through it, these are the two that made my finals.

Good Evening BP,

I'm new to the site and to long distance real estate investing. I've been trying to come up with a market that has the best of both worlds, cash flow and appreciation. Every time I make a decision, I get swayed one way or another to look into a different market. First it was Indy, then Memphis, then Huntsville, them Memphis, then Knoxville and...you get the picture. When starting out, did you just pick a market and stick with it? For those of you long distance vets, did you make a final decision on the market and then reach out to potential team members or the other way around?

All 3 LLCs hold properties? 

That was the original plan, however, that's changed. All properties will be moved to their own REPT which is then owned by a LLC, which is then owned by a trust. That way I only need one CC and account. Does that sound about right?

 What is a REPT? 

 A real estate privacy trust. I spoke to another real estate attorney in my area that sounded less like a sales person and more like an attorney. She said that's for that structure is unnecessary for where I'm at right now. She suggested putting all of the houses owned outright into their own LLCs for now.

I've read nothing but great things about Rent to Retirement, which is why I reached out to them. However, I was kind of thrown when I was contacted by one of their partners, Nevada Corporate Headquarters, Inc. I'm not seeing much information about them and was wondering if anybody has any experience working with them.

What about multiple LLCs? Do you need a separate credit card for each one?
