I closed on a house in another market on 12/31/2020, for which I had a home inspection done. Standard stuff. However, my insurance company called me and informed me that the roof is in such bad shape that it needs to be replaced by March or they're going to drop coverage. I went back to the home inspection report and there was NO mention of this house needing a new roof. What recourse, if any, do I have? What did I do wrong here? Is the home inspection not enough? Should I have had other vendors come and do inspections as well?

That breakdown of the vacancy number is really helpful. I never thought of it that way. I've honestly just gone with the examples I've seen in the webinars, videos, etc... This is definitely going to help me improve my estimates. I appreciate your time!

It's a SFH that needs plenty of work. It was built in 1950. Based on the rehab estimate, the water heater is fine, but the HVAC needs to be replaced. The roof looks new, so most of this is cosmetic updates. Your insight is very helpful. Thank you.

Hi All,

I've tried talking to a few real estate attorneys with little to no success getting the information I need. It's very possible that I've received the answers I need and just haven't realized it. I'm hoping to talk to somebody about asset protection through the use of LLCs and everything that goes with it for my soon to be portfolio. I'd love to talk to somebody about my situation and the best strategy going forward.

Are you seeing solid cash flow from Madison? All of the properties I’ve evaluated are in the 200’s and other break even or negative.

Have rents caught up with home prices? With prices rising so rapidly, it's been hard to find a good deal in terms of cash flow. Maybe I'm not doing something right.

Good morning all. I've been reading a lot of articles saying that people are fleeing the cities cheaper places to live. Properties in NYC are discounted 20-30%. I was just curious what your thoughts were on investing in NYC.
