Texas Realty Club is happy to announce Callum Kerr as guest speaker for the January Workshop. Callum is a serial entrepreneur based in Tulsa Oklahoma.

He got his start with Class A single family properties and has since moved into mini-storages, apartments, and bulk buying condos. At the end of 2016 he owned 16 single family properties and has added more than 100 doors in 2017! Wow!!

Callum has much to share about scaling up and investing in “slower” markets like Tulsa County. You won’t want to miss the insight and wisdom Callum provides in this informative talk.

@Adam R. used the 60 multiplier as a way to account for operating expenses. The 60 number comes from assuming 50% operating expense over 12 months at a 10 cap (0.5*12*10=60). 50% operating expense is conservative for a mobile home park, I think they typically run in the 35-45% range. 

I assume your net operating income has already accounted for operating expenses, so the 60 factor would not be applicable here. You are correct in stating that if the NOI is $110k, the valuation would be $1.1M at a 10 cap. The most common mistake I see when looking at NOIs on a MHP is the entire rent amount for park-owned homes being used in the calculation. As mentioned above, only the lot rent portion of the park-owned home rental income is applicable to the NOI.

I've been sending out mailers to Galveston County for a little over a year now. It's been a pretty small scale operation so far, but I was able to close two deals from it last year.

1) Formal letter followed by postcards

2) Probate

3) ~1300 total

4) Formal letters monthly, postcards quarterly

5) Around 2%

@Kevin Domschine This is a monthly meeting that we have. We typically have a social event one week and a workshop event on the last week of each month. With the holidays, we have only had the social event this month and last. We look forward to meeting in the new year!

Next Tuesday the 19th will be our December Social and last meeting of 2017! Come have a bite and a drink and meet like-minded real estate investors in the Houston area.
