If you purchase a commercial property with long term leases in place, as the new landlord are you required to honor those or can they be broke. I only ask because this property is severely under market when it comes to these leases.

I'm looking at buying a shopping complex, however the current owner won't allow access to the rent rolls for the units on the property. I'm looking at it for a buy and hold. Any ideas on how I could entice the owner to allow me access to those rent rolls?

I'm new and would like to know what everyone thinks of this deal...... I think it's a good deal but I want to check with everyone and make sure I'm analyzing this properly.

If you use the money saved to payoff your student loans then your virtually out of personal reserves. Which in my opinion is never a good situation. So if I may make a suggestion, have you looked into using that money to invest in discounted notes. These investment vehicles get anywhere from 10% to 20% return on you money. Then you can use this cash flow to pay for your loans and still profit another 6.5% to 16.5%.
