Hi Everyone,

I'm working on my possible first wholesale deal. I have made an offer and the seller made a counter asking for a significantly higher EMD and a shorter close time. With that said, I'm not working with much money, which is the reason I decided to begin wholesaling. If I have a 2,000$ EMD for example but don't have the 2,000$ to open escrow, how can I fulfill the contract? Can I use the end buyer's EMD to cover mine so I don't have to put anything down to open escrow?

I'm working on a wholesale deal but the seller apparently moved the manufactured home without a title. Any suggestions or advice on how to resolve this would be great, thanks!

Hey BP, 

i would appreciate some feedback and advice. I'm looking at a property to wholesale and in the particular area this house is their isn't much development. I attempted to pull comps for a CMA and of the few available, not one matched this property.

So, my question is how do I get an accurate ARV on this property with the lack of comps in the area.

I read the book on audible. It was absolutely fantastic!!!! It has so much valuable information in it. Avery Carl definitely is the expert in this area of investment and I would highly recommend if someone is interested in this investment niche to reach out to her and her team and read her book!

What's the demographics of the area? What city and state?

Yea, I agree with Anthony! You definitely want to establish the LLC in the state where your investment property is.

That's an amazing deal! Relationships are definitely important in this business. Great information thanks for sharing.

That seems like a heck of a deal. I tried this a few times with no luck. I would love to know how you landed this deal.
