Hi BP! Its the moment i knew was going to happen as soon as i became a landlord! I have a tenant that is working on 3 months behind on rent. Ive been trying to work with him but he keeps saying he is going to make a payment (online cozy) but never does etc. Lots of stories etc. At this point he isn't even answering my txt or calls. This has been going on for months now.

Should i move forward with a eviction? Any advice on this subject? How to? Please and thank you.

Hello BP, is it possible to do a lease option to buy on a single family home when you still hold a mortgage on the property? thanks

I would start by calling the listing agent for the properties you're interestes in. Technically you cannot use any of those loans solely for a investment property. From my understanding it has to be owner occupied primary residence. 

With that said, you can still purchase up to a 4 unit building with a standard va home or fha loan etc.

The banks doesn't consider that a investment even though it produces income.

That's really a loaded question to answer. When you say second property, will it be a primary residence or investment property? Fix and flip, buy and hold, condition of property? Financing van vary widely, from Conventional or FHA to private and hard money. Let me know if you have any specific questions I can help answer.

 I was going to go with primary residence because of the best interest rate. Basically whatever gets the job done with the lease out of pocket expense is the route i lean towards.

@pete schwan yes i have a 3 fam that i bought. Which actually has about 800 sqf of unfinished space that im in the middle turning into a 1 bedroom apartment.

I'm reading and hearing a lot of ideas about how to go about buying your 2nd property.  Can anyone share from experience what they did and or if they should have done something different?   Thanks
