Zillow, trulia etc. are updated from the mls. Loopnet is a investor website..

Does anyone have thought or experience in buying realestate with a cash advance with a credit card? is it a good ideal for a investor? are there better options?

I'm a commercial carpenter? not sure if that would help the team. I build a lot of Office space in NYC. I also love real estate and invest personally in it. I've been looking for a reason to move to the Denver area because most of my family lives in Aurora. Love to be a part of the bigger pockets team!

thank you everyone. So the line is bases 5x you liquid cash available. It doesnt include net worth? What banks do this usually. I found a small bank in my area that will most likely lend to me i think. Do you have any pointers on how i should approach them asking for the credit line? @Stephanie potter

I would look into buying a fourplex in a very attractive area for at least a B rated tenant. I also would put absolutely nothing down on it and wrap all closing costs into the loan at closing. I then would live in the property for at least 1 year and save drastically on cost of living. which allows you to re-invest your money back into other realestate investments.

Whatever you do though. Make sure you do not buy in a bad area for your first experience as a land lord/ investor. very important

hello BP, its been a while since I've made a post. Cant imagine what i would do without all the great advice and information from here! thanks everyone!   with that said

So, Im looking to close on my 4th duplex in October/ November and Im starting to run out of liquid cash funds for down payments etc. Does anyone know a lender who will approve a credit line for acquisition costs for positive cash flowing realestate?

it sounds like the case it depending on what the judge decides. i would bring as many photographs of the damage to the property and costs of repair.

call veterans united they will to a 100% cash out refinance. Remember even though the va allows you to do a 100% cash out LTV not all banks will allow. for instance quickenloans will only do 90% cash out on a VA. like stated above i would get as much cash out as possible and put the money in another investment. BRRRR

there are certain reasons you are allowed to take out a 2nd va loan. for instance.. changing duty stations, move closer to work, more room for a growing family etc. As stated above you can also refinance out of va and free up entitlement to purchase as well.
