I recommend voicing your opinion on this as I have. I am totally against the regulation. I feel it will effect the elderly and low income people negatively. Most importantly those who would not have a choice to live in a Tiny House/ RV could and end up living on the street. I don't see how the government should tell me (or anyone else for that matter) where I can live as long as I am not a danger to others.

I just finished reading Tax-Free Wealth: How to Build Massive Wealth by Permanently Lowering Your Taxes (Rich Dad Advisors) by Tom Wheelwright (Author)

I am in the same process (learning about DD) and just finished the book The Due Diligence Handbook for Commercial Real Estate by Brian Hennessey. I am still looking to learn more but I must say this was a good start. It might be a good place to start.

Given your statement of "new or close to new" I'm wondering if you understand the difference. Modulars are rarely moved past the initial move because of the cost of cranes, and the cost of tear down and resets. Unless a modular was ordered from the factory with specs that allowed for setting on a floating foundation, they would have to go on a permanent foundation. I don't believe you could find very many used modulars that would be so specified because of how modulars are normally sold and financed.
If you are thinking that modulars are of superior construction to HUD Codes, there are things you do not know. While it is true that many HUD Code homes are inexpensive in construction, they can be (and often are) ordered in a manner that makes them equal in quality to Modulars. Some HUD Code factories build both HUD Codes and Modulars in the same plant. There are Modulars commonly referred to as "Hudulators" because they are Modulars built with many of the same features as HUD Code homes and come with a cheaper price.
I absolutely do not mean to be insulting - I'm just trying to understand where you are coming from on this.
Thank you for the response. I do have a lot to learn hence the questions. I am looking at modular and double wide trailer type homes. I know nothing of the homes you are talking about but would love to learn more. I am just trying to supply the area with well built affordable housing that people can rent or owner finance and be proud to live there.

I am looking at buying some mobile home parks and turning the park into a modular home community. The plan is to buy under preforming parks and getting nice middle class modular homes (new or close to new) put in and renting them out. I am also looking at having some homes built and rented out. I love the build an planning process but am not a day to day manager. Hence where the management comes in. I would like to know some good firms to choose from. I am looking to build all over NC. If that matters.
