@Dennis M. That would be one intense sitting! I think that is really cool with wanting to become the bank. I think all too often people believe real estate is completely passive which we know it is not. Being a landlord can require less time to make good money but one bad tenant can result in us being very involved. Best of luck with the goal and can’t wait to hear about both of those goals! Lol

@Daniel Haberkost I love how you have both some awesome business ones along with tough personal ones. The 14ers one is really cool. I would like to do that at some point. Curious to see how the surfing goes as well. Can’t wait to hear about these!

@Michael Beinetti Happy I could help. Goal setting and pursuing is one of my favorite things. I love each of your goals as well. I step away for a short bit last year as well and realized my heart loves all things real estate. The mentor thing is a really struggle for me as well. I feel like being intentional and really focusing on those things is something we all know that we need to do, but so challenging. Along with finding someone who can push you in the right ways and support you at the same time is tough to find. Can't wait to hear how these all go!

One the things I learned from BP that I love the most is the goal setting for the new year. My fiance and I started this last year and really enjoyed it, for not only personal goals but couple goals. So what is everyone's goals for the next year?

Mine are the following:

1. Read 52 books. I attempted this goal last year and really enjoyed it. I got to 30 which I was actually very happy with. It forced me to develop a skill and I learned a lot about different things in the process.

2. Purchase 2 more rental properties. I set the goal for last year to purchase one and was able to achieve this through a partnership. I want to use the stack method now and continue to grow my portfolio.

3. Run a marathon. I was able to run my first half last year, which was a big accomplish as I had never ran before. I signed up for a marathon, but did not train the way I need to so I did not attempted after receiving some advice that I could really injury myself. Very much looking forward to achieving this one.

4. Double my sales as an agent. This is similar to the stack method on the portfolio. I know that if I continue to increase my sales that it will allow me to other things like expand my portfolio.

5. Have at least one date a week with my fiance. We are in the early stages of wedding planning along with her starting a new career so we have every excuses as why to not make this happen. That is why this one is the most important to me. I must carve out time every week for her and make it my most important thing I do!

I can't wait to see what I learn as I pursue each of these goals! 2019 was a blast of a year and I can't wait to make 2020 even better. What is everyone else goals? Looking to learn a new skill? Add more properties to the portfolio? Or even just be more presence in every day?

@Jonathan Greene Absolutely, because at its core you are running a business as a house-hacker. I believe had I approached it that way and done my research I would have noticed the red flags. I took the easy way and hoped for the best which is a horrible business decision even though at the time I did not see it as that.

I am the same way when mixing friendships with business. The line because a lot lesser clear because, for me at least, I feel that they will have a better idea of what I expect so I don't communicate it as well.

@Jonathan Greene I love this idea. I agree that all too often we spend too much time celebrating the success where you can learn a lot more from the failures. If you don't spend time realizing what you did wrong then you are bound to repeat.

Mine was on a house hack. We rented out a room to a friend because it was easier than having to go through the screening process. We allowed our relationship with her to cloud our judgement. We still put together a solid lease, but within the first of couple of weeks problem started to arise. She was not following the house rules and was extremely dirty. It created a lot more stress than we had wanted and expected. We were able to make it through the lease thankful because we had done a short one. The lesson learned for us was that renting to friends still requires us to do the screening work and not allow them to cloud our judgement. Don't make the assumption that because you have a relationship outside of your home that they will work as roommates.

@Scott Anderson is correct. For the first purchase if you are using a good agent they should be able to get you connect with all pieces. Leveraging an agent who has helped other clients do this or have done it themselves would be the best way to go

That is how I got started and typically a better way to get going. @Nicholas Sinclair What is your local area? Have you started to narrow down the type of property you are interested in?
