Yes, "on top" means least decline from peak to trough. Perhaps you, Vegas, and Phoenix will be on top in appreciation from trough going forward.

Make it worth your while. Once you have a tenant ask them if they'd like you to provide a W/D for $39/mo (or whatever).

Laying wood laminate flooring is fairly simple, and most handyman types can do it. I pay a guy $100 a day for that and he could do 800SF in 2 days.

I have been buying 8mm laminate for $0.99SF.

All of those are important factors. I would add proximity to work and the big one for me: the land--preferably wooded acreage with some fields/meadows.

I don't take any cash out of my REI. I want to build critical mass and a "rock solid" balance sheet first. If the plan works (God willing), I'll be in a position to live off it in 18 months, but want to wait longer to help it grow faster.

I know I'm not the Jon you are asking, but I have made over 100 offers in the past few months. And I'm a realtive newbie.

I am buying HUD's and only submitting earnest money if they indicate they accepted my offer.

If I got several accepted in one round, I MIGHT back out of the least desirable ones. However, I am offering what I am willing to pay and intend to close on each one that is accepted. So the big challenge is contiuing to find financing. Is that your issue?

The problem you are concerned with is a good problem. Three years ago, the big risk was that you'd overpay. Getting too many good deals is a much nicer problem. Make offers at a level you are comfortable with, and you should gain confidence with experience.

I am using Craigslist. And directing callers to my videos by emailing them the links.

I agree that my prospects are after quick info and images, but no one likes to watch a bad commercial.

I am having success with my rudimentary videos, but wonder if I can do better if I add quality and sizzle--oops you aren't a big sizzle fan, are you?

Why am I going to do the videos?:

Qualification--like you
Differentiation--not many are doing it yet
Ease--makes it simple for my prospects to see the place
Ease--for me, saves showings
Credibility--people see the videos and have rapport with me before I even meet them
They work--first time out I have a little success and want to build on it now
