"so drop dead simple (and effective) that it can all happen without me."

That is a desirable characteristic of a campaign. Perhaps not easy, but who wouldn't want one that worked well and took no management?

Maybe a referral system that your referral partners manage themselves....

Scott, maybe I used too much marketing jargon. I'll simplify for a single house.

Multi-touch--I am communicating with my prospects or target audience more than once

Multi-medium--a sign AND CraigsList

Sustained--stay at it until you have the desired results

Targeted--know your ideal demographic and get in front of them

Guerrilla differentiation--stand out from the others. I.e. offer credit repair services with a lease option.

In my IT business we have to get more sophisticated.

Rehabs ( I act as general contractor), maintenance, and repairs. And I have a bookkeeper on staff.

Not so much a definition, but here are some characteristics that I shoot for:

Must be multi-touch, multi-medium, sustained, targeted, with guerrilla differentiation.

The value of an investment property, especially a multi-family, will ultimately be determined by it's net income. If you can find the gross income and all the expenses, you are on your way to finding the property's true worth--to an investor, anyway.

She is the buyer. If she has not owned a home in the past 3 years she will qualify for the credit.

And don't be too quick to judge the results. A few may hang on to your letter and call you months or even a year or two down the line.

Good job!

"The house that i purchased is a 4 bedroom, 2 bath home for just under 10k. Needed minor rehab (4k) and will rent for 1k a month, and will attract better quality more responsible tenants."

Amazing. You could throw a lot of resources into figuring out how to repeat this 100 times.

$1.5mm investment grossing $1.2mm and netting $600K!

Post: How are you doing with your 2009 goals?

The year will be half over next week--how are you doing with your 2009 goals?

I set goals of reading 25 books on RE and business and creating $250K in new equity.

I've read 10 books, but slowed down. I need a 2 week vacation to catch up.

I have @ $160K in new equity and have secured financing for the next few deals, so I am on pace to hit $250K by September if things continue.

I'm pleased overall, especially with the values that I am picking up.

And you?
