@David Lee Hall, III that’s good feedback. I’ll definitely be using this and others insights in the future. The guy we just signed a lease with is a licensed electrician and plumber, so he’s fairly handy and will be able to handle simple stuff that comes up. that makes it a little easier for this go-round. I don’t have to worry that whether he knows how to change light bulbs or batteries..

@Brian Van Pelt wow! I really like that first $100 thing. I’ve never heard of anyone doing that, but man that’s a great idea. It gives them some semblance of ownership.

There was a really great BP podcast a while back where they interviewed an investor who had her renters trained so she wasn’t stuck unclogging toilets and things like that. I can’t remember which podcast that was, but she also set up business hours that were like a short window on weekdays for non-emergency requests and things like that. She had a lot of good systems in place (if anybody remembers which podcast that was, let me know!)
On that note, how do you handle things Iike light bulbs? Is that the renters responsibility and do you write it into a clause in your lease?
Same with things like unclogging toilets. I want to basically say, “you’re a grown-up, you can handle these types of things”.
Any tips on this would be great. I need to break out the books I’ve read and start refreshing, but hoping for some input from the BP community.

Also - these people are wanting to rent the house sight unseen bc they’re coming from out of state and won’t be here until they move here, which makes me nervous. Any thoughts on that?

Interested in getting opinions from other Cozy users in particular. We’re using Cozy which is handling the background check, credit report, and application process. I have a potential renter who is moving in from out of state. They are a young couple with no credit history but their parents will co-sign.
1) would you go along with that arrangement?
2) would you have the parents do a background check / credit check as if they were going to be living there?

@Thomas Dougherty were using cozy, so it syndicates out to a couple others, then I posted it on Zillow which syndicates and craigslist, as well as some Facebook groups..

We’ve had our property listed for rent since Friday, so about 5 days now. We’ve gotten a lot of inquiries and a good number of showings, but only one person applied. Another person wanted to apply but I had to turn him down due to him having a large dog.
How long should this process take and when do you know it’s time to rethink your pricing?
