I think in todays market most any decent home will sell close to, or at market value. I would encourage you to work the other way around to reverse engineer your numbers. Based on the sales price, work out the cash flow numbers to see if it makes sense, then proceed with it. If the home is not a distressed sale, you likely are not going to get a discount on it.
There is a group of about 50+ investors all that lost money with this group lending money towards various projects along with some of their properties. They caused a lot of hurt for many people who invested with them that have not been paid back. I encourage anyone that is in a similar position to post your experience so we can collectively come up with a solution.

Why do you assume we are not taking action? Is that because we didn't invest with the company that you sneakily sent our contact information to without asking in hopes to get paid for the referral? We did further investigation into your recommendations to find many investors that did not have a good experience. We've invested in many different RE deals for many years, so I think that is an ignorant assumption that we are not taking any action.
The whole point of me calling you out to the community is because you passed out our information to companies without our approval in hopes of getting paid for a referral, and you did not disclose that fact. The typical bait & switch tactic we see so often. Very dishonest of you in my opinion. On another thread you seem sincere to apologize being called out by multiple people, and then you just go back to doing the same thing again. There are many people who have reported you for doing this that anyone can see on this thread. I don't know why you are not banned since multiple people have reported you.

I think (along with many others in BP) that you need to start being honest about your motives. It is clear that you are marketing for Martel when you post the exact same comment on multiple threads that don't even asked for recommendations. You are in clear violation of BP rules, and quite frankly I think what you are doing is illegal. You led me in offering advice, and then did the bait & switch to get my info to Martel. Here is a great thread with many people calling you out about it, then you "sincerely apologizing" then you going back to mass posting the same shameless plug for martel again & again!

My brother is just now setting up his brokerage, and is in need of affordable & adequate E&O (errors & omissions) insurance. Does anyone have any recommendations?
