So 90% of rentals in those areas don't cash flow? Doesn't seem right to me.

Also I have found it easier to just set up a time, say Saturday morning from 10-12 pm to show the house. Saves yourself from eleven hundred individual walk throughs. Other than that put it up on Craigslist and Zillow and a sign in the window. I use a standard renters agreement that I have modified (for snow shoveling) and so far it has worked.

I agree that if you self manage STR properties it can't, by definition, be considered passive. It's too much work turning the units over and ensuring a positive customer experience. I've done it in the past. It's a nice bump up $ from a traditional lease but in my experience not worth the extra work.

Love it! So far the coolest I have found is a few vintage newspapers and old bottles. I have an uncle that remembers hiding a baseball card collection in his childhood house that he never reclaimed. Hey, you never know!

How about transferring to a program that costs less and is less demanding on your time and energy? That way you open up time and money to focus on real estate while still working on the degree.

I am trying to understand the difference between the velocity banking method as described and a savings account where I simply save up and then pay down the mortgage. I understand, obviously, with a LOC you can make your first 10k payment earlier, but beyond that what's the advantage?
