Keep improving as much of the property as you can during this extended rehab. Make as much of it as possible new. Then, you can fill the place with good tenants at higher rents on a year lease.

You should find a 2-4 unit property and use an FHA loan for 3.5% down as a live in house hack.

I'd recommend contacting a real estate attorney for any questions and use them to cover yourself.

Is there a benefit to doing such if they can still cash flow at the 70-80% LTV?
Lower mortgage payment & higher cash-flow.

I would buy the property and save the cash flow to use for a value-add property. Win-win in my book.
Post: Seeking info on commercial electricity usage

Hello all,
I'm looking for info on daily and monthly usage by commercial properties (small and large multifamily, office buildings, hospitals, hotels, shopping centers) to see how much electricity they use (ex. kWh or MWh) and some estimates for current monthly electricity prices.
I will be using this info to see how cost-effective it would be to sell combination solar systems with battery power (night/backup) to commercial property owners.
Anyone with guidance on which direction to point me in for learning more about energy generation, storage, and usage, or anyone in the energy industry, feel free to reach out and contact me.
Thanks!
