 Property managers can make or break your out of state experience. Make sure to vet and look into multiple different PM's per city. Look for ones that show organization right off the bat. Many of these PM's have too much on their plate and are unable to provide you with consistent communication. Major difference between working with market renters and tenant assistant programs as well. Make sure they clarify what type of tenant for a specific building you are looking into. I could go on and on with other tips as well. Reach out if you are needing any assistance!

Getting in touch with an investor friendly realtor would be the first step. They will usually have multiple other contacts for you to connect with as well. Asking questions about their experience in this market over the past 4-5 years will give you an idea on what route you want to take. When you say HVAC, do you mean just the furnace or is there central air for the units? Big difference in cost if its just the furnace.  Also, the biggest ticket item will most likely be the main sewer line disconnected, What was the quote for the repair? How far were they able to go on the main sewer line before having to stop? 

A lot of these issues could cost way less or WAY MORE depending on the details of the problems.

Don't always go the cheapest. Especially when it comes to bathrooms and kitchen. Buyers can tell the difference between good and bad workmanship. It is the difference of your house selling or not.

I think all these worries are very valid. This is a big purchase. Having a trusted real estate investor friendly agent would cure a lot of these worries. They usually have a team of trusted contractors for you to choose from, obtain quotes during the due diligence period on any issues, for you to make the right choice. There is a big difference in quality from the older late 1800's to early 1900's wood/vinyl side buildings compared to the 1930's and earlier brick built properties. The knowledge of the specifics of these buildings just comes with experience. I would say to start simpler on your first property, 1940's build or newer, brick build, 2-4 unit(that was actually built as a multifamily to begin with), C+ or better area, etc.
