It is all about looking at the tradeoff here. I agree with Mason on adding another headache factor. Owners already have enough on their plate and this would just be adding to it. Unless you will increase income by a bit and it makes it worth it but that is up to your judgement.

This shouldn't be a deal breaker for raising rents if there are comps in the area that justify the raising without internet .

Hope this helps! Best of luck with everything:)

A lot of factors to look into. Is the $360k an ARV? Where does that number come from?

In my opinion, you want to be ready for multiple different scenarios buying in this environment. Make sure it makes sense on a long/short term rental stand point, rather than just a flip, if you are concerned with what the future holds. This will put you in a better position when dealing with external factors that you have no control over. I hope this helps! Best of luck with everything:)

You are in the right place! I think short term rentals is a great opportunity here in Cincinnati that most people are not looking into. Best of luck with everything and do not hesitate to reach out!

Quote from @Jeremy D. Flood:

As a lender at a mortgage company, I would say find a mortgage company in your area with a good reputation. Not all pre-approval letters are the same and experienced realtors know this. You want to bring a pre-approval letter to your realtor that they know was issued only after reviewing your credit, assets and income. That'll go a long way!

Spot on! Highly recommend a local lender that is very communicative and gives you a couple different options to take based on your current situation. Best of luck!

You are certainly in good hands with most of these agents on BP. Do not hesitate to reach out if you have any questions. Cincinnati is a great market to invest in and you know I am not biased ;)

Hey Danny,

Welcome to the BP community!

If you aren't confident that you could set it up correctly, I would recommend using a Real Estate Attorney. Especially if it will be your first time setting one up.

Yes, I agree with Muhammad. I always recommend talking with a professional when it comes to any legal issues. Maybe you can learn a few things about the process as well. That way you are ready and confident for your 2nd LLC when the time comes. Best of luck!

No one has a crystal ball on what exactly the market will do but since you live in this house and do not enjoy it anymore then it seems you want to sell it. You have put some time and money into making it better which is a good thing. Potential buyers will want to see that. Best of luck with everything!

Quote from @Simcha Davidman:

@Jordan Fiore it's about 7400 sq ft of medical office space and another 4k of storage space.

Then I would find a commercial specialized inspection company for that.

I would be hesitant on getting your 1st property in North Fairmount. Even though the numbers most likely look really good. I would look for a better neighborhood for your first property. That way you can build a team and get more experience with investing in the Cincinnati area. The cash flow numbers will not be as good but you will most likely have less headache and trouble on resale. I would also talk to a property manager in the area to get their thoughts on North Fairmount. Let me know if you need any contacts!
