Howdy BiggerPockets!
I have recently stated working with a commercial real estate broker in The Woodlands, Texas and have been tasked with attempting to sell either partially or in its entirety 70+acres of a continuous lot and/or raise infrastructure funds for partial development. Being new to commercial real estate, I want to ask for general advice on BP regarding methods used for finding an audience big enough for this larger, less-liquid property? The land itself is in an incredible location, directly along a developing highway that has been anticipated for years. This makes me think that the land itself will spark a lot of interest for the right people, I am simply asking for advice on best practices for getting in touch with these individuals and the differences (if any) from methods used in residential properties.

@Charley C. That's really great insight, Charlie, thank you! As the tenants would be students I'm sure I will be having the same issues as you described so the deductible advice was awesome. I'll keep you in mind if nothing else comes along, I appreciate it!

@Michael Le I would need W/D connections installed. The surrounding areas are all newer builds that have happened within the last 5-10 years and all include W/D where as this location was built in the 70's. The surrounding buildings are charging significantly more in rent.

Howdy BiggerPockets,
I am looking at an 8-unit multifamily property in College Station, Texas to do the BRRRR strategy on. While the majority of the rehab is straight forward, I would like to add a washer and dryer to each unit as there currently are not any. Does anybody have experience doing this? Is this more trouble than it is worth? There is also unused land around the property that has the potential for making a small on-site laundry facility which could be a possibility as well.

Hi Bigger Pockets,
I am relatively new to real estate and am currently a Petroleum Engineering student at Texas A&M University in College Station, Texas graduating this December. I have watched many podcasts and have attended online webinars, and am curious to any information that could be offered regarding how the calculations are actually done behind the bigger pocket rent calculators here on the website? I understand that the website does all the calculations for me, but being an engineer I typically learn better through actually messing with equations, seeing where they're derived from and applying them myself. Any ideas on what learning material, either here on BP or elsewhere, for these calculations would be greatly appreciated.

Hi everyone, my name is Jordan and I am currently a Petroleum Engineering student at Texas A&M University where I will be graduating with my engineering degree and a finance certificate this December. I have spent the past 3 summers interning in Denver, CO. but will be returning to College Station, Texas in August. I am the President of the Petroleum Ventures Program, which has the primary focus on teaching members how to invest in oil and gas acquisitions. I have been reading and listening to podcasts about real estate for a while now and it is something I know I would thoroughly enjoy. I am primarily looking to invest in College Station where I believe there is an enormous investment potential for rental and new builds (I've lived here for 4 years as a student, renting every month and am very familiar with the area). If anybody would like to get together and network or just say hi either here on bigger pockets or in Denver, CO or back in College Station in August, let me know!
