Hey @Alex Eagens welcome! I am a senior in college and am a realtor, what I am doing is saving a % of every deal I close to purchase an investment property this year or the following. 

My only tip is to continue to listen to podcasts, read books, and educate yourself like you are doing now! Network with people in the position you want to be in a few years. Congrats on starting young :)

@Kenneth Lopez Our slowest months will be August-October, kids are going back to school, it's hurricane season, etc. The closer you can get to the water the better it will be. I agree with @Michael Baum search the area to get an idea of rates.
