I own 93 acres with a fully stocked, private large pond/small lake in a coveted area of the Triangle in NC where you can't find this much acreage available, and I would like to know the best way to partner with a development company or other organization to create a high end, beautiful community on this site.  How do I ensure the best profits with least amount of risk and avoid all of the scamsters out there?

Thanks,

Rich

@Rich Todd Sounds like you have a solid property there! I am in land development in Florida happy to be a resource for you.

@Jordan Ray,

Congrats on the projects, sounds like you're moving well. Most developers/builders are slowing down right now in SFLA. I would be honored to discuss your projects and or investment strategies. I look forward to connecting with you.

 Thanks @Duriel Taylor Happy to connect.

I just broke ground on a 27-acre commercial center. While wrapping up a 13-acre park build in South Florida.

Would love to network and connect with other land developers and builders in Florida. Tell me about your projects!

 What was the mix on the commercial center? outparcels, etc? I think it would be great to help grow the new construction and development forums. I hope they split out a developer forum as well from new construction or commercial new construction and residential but it's still attracting new people I think. We do projects in columbus ohio and florida. I was in nationwide general contracting and reconstruction for all asset classes. I've done projects all over florida, mostly in Tampa, Orlando, Miami

 Thanks! Retail, restaurants and some small free-standing amenities. I agree, I am looking to connect with more folks in commercial new construction. But do site work for res new construction as well. I saw you connected, talk soon!

 congrats on the commercial center and the park build in south fl. I love to chat and hear your story and how you got started. I am interested in getting into land development and I also have a friend here in jacksonville fl that trying to navigate her way into developing rv parks. Do you have an advice on what to look out like road block on zoning or permits durning the process? Also any referral for brokers?

@Phyo Ko Thanks! Fully understand the land development process. Constant follow up when it comes to the permitting process, so nothing slips through the cracks.

Happy to connect with you both to see what your goals are.

I'm a land broker in southern California, been working on development sites with large, medium and small homebuilders for a long time.  Not sure how far you are from Chicago proper, but the ULI (Urban Land Institute) is a global group with chapters in most big cities.  They have great networking events, panels, programs, etc.  Also, in Southern CA, we have a lobbying group named the BIA (Building Industry Association)...they lobby for pro housing legislation both at the state level and city/county level.  They have great networking, panels, programs, etc.  I'm assuming there is something like that in your neck of the woods or Chicago proper. If you wanted to work with a developer/builder, I would think with our engineering backgroud, you should be able to be a project manager, forward planning, even acquistions associate, albeit with some training.

@Dan Zambrano I agree with @Bryant Brislin

Quote from @Steve Vawter:

Hello All and thanks in advance.

Looking for resources on the Land Development New Build Process. I have (finally) landed an opportunity to develop 16 units on 3 acres in Tampa. The owner of the property has asked me to manage the process. I certainly could navigate it all myself, but I was hoping for some hints/tips to make the process smoother, could also use some sage advice on the process itself. I have built many homes before all in-fill however this is the largest project to date, next largest was a 5 unit townhome project but that was not much different from in-fill.

The current state is that we have an architect site/plot plan and need to engage the the County to get approval.

Any advice from y'all would be amazing, any one willing to let me pick there brain for 30 min would be even better.

Thanks everyone

Quote from @Samuel Coronado:

I have some land about to be under contract where I plan to clear it, reinstall the utilities, and either build on it or have a smaller new home built on it. I'm having trouble finding someone to lend on this. I am confident the land will appraise by itself as smaller 1 acre pieces are going for 20k a piece right next to it. I've called a couple banks and they say they don't lend that low or they want 35-40% down, which would take away from my working capital and slow down the process. I am gathering some investor friends now to go in, but was hoping to do this small development without giving up equity.

Best of luck on this project! If you need any site work resources feel free to connect.
