Quote from @Wade Wisner:

I am looking for my next real estate investments.

I have been doing fix-n-flips for the past 5 years or so, but that market seems to have dried up. I am looking at more LTR of SF, MF or commercial properties in markets that cash flow well. I prefer under-valued, distressed, poorly managed, properties needing updating/rehabbing in markets where I can buy at a discount and build equity and cash flow for my time and investment. In addition to being a long-term real estate investor I have been a commercial/res appraiser, historic property renovator/contractor, property mgr and more so I don't mind properties with issues as long as they are fixable and priced accordingly, and my investments are all about the numbers (NOI/Equity).

I am trying to determine what markets to search. For my money and having had a number of properties there I think that FL is too boom/bust. Maybe some mid-sized burbs in NC or VA? Want to stay in the middle of the country – not too far north or south. I am wanting to stay under $1.5mm. Any realtors or investors with ideas. Your assistance is appreciated. Thanks for reading.

Hey @Wade Wisner what is the update on this post? I do development in South Florida. Happy to connect.

Hey everyone, I'm a highly seasoned multi-family investor and developer in Canada, with a track record of successfully developing over 800+ units. We are transitioning into the US Market particularly Texas and looking to partner with an experienced developer. We have access to capital and resources that we can bring to the table. We will be in Texas May 01 - 11.

If you're an experienced developer, let's connect.

Congrats on the success so far! Are you looking in Florida at all?

Quote from @Dan Illes:

I'm looking for help choosing a market to work and invest in. I specifically focus on subdividing land and multi-family new builds. Below is a photo of a 4-plex I recently built from the ground up on land I acquired through the subdividing process.

I currently operate in Canada and I'm looking to take my talents south of the border. Any suggestions on markets that are friendly and welcoming to infill development and multi-family new builds? I'm hoping to narrow down a couple markets and spend time learning their by-laws/zoning through and through. I have a background in Urban Planning and Civil Engineering which gives a big leg up when it comes to this strategy.

Much appreciated, Thank you!

Congrats! Beautiful property. I am a land developer in South Florida, happy to be a connection down in this market. I am just beginning to work towards my own investment goals.

Quote from @Ben Kelleher:

Recently, we did quite well on a business deal and found ourselves with quite a bit of cash to invest, particularly in real estate. We have chosen to target 5-6 bedroom homes in Kissimmee, FL due to the excellent short term rental market. Our plan is to buy the first home in cash, likely $550k-$650k, operate it under management for 3-6 months, then refi to pull out what we feel the property can support for a mortgage so we do not end up upside down. Then we will put the cash from the refi towards another property with even less capital investment than the first property, etc. Are there any major flaws with this plan, other than tying up a significant amount of capital on the first property? I see a tremendous advantage to getting deals by buying with cash now since we have it, as well as making sure we do not end up underwater on a mortgage due to unforseen expenses as we are new to the STR game. Please take a minute and shoot some holes in this plan, if there are any. I'd like to go into this as educated as possible. Thanks!

@Ben Kelleher Congrats on the successful business. I can't offer much feedback on the Kissimmee market since I am in the South Florida development/investment market but happy to just be a connection down here if you need.

Best of luck!
