I'm excited about this development near the base of Crested Butte ski resort. It is proven high end and has some of the best views - it's truly a rare opportunity as developable land disappears quickly

It's 8 prime lots (around $1m a piece) and half are multi family (2 duplex and 2 triplex). 

We build high end for $600/SF all in - soft and hard costs.

My question, just to throw out there and brainstorm, out of the 4 MF lots, what type of mix would you throw out there? Surrounding homes are $1100-$1300/SF and 4-5,000SF. 

So I was thinking high end townhomes at $1,200/SF - yet any thoughts on the triplex configuration? want to avoid bowling alleys...

I have a few new construction homes that I am trying to finish in Cape Coral, FL. All are at the drywall stage or later. I am looking for reliable builders to help me get them across the finish line.

On Monday, we presented our 253-unit townhome Planned Unit Development (PUD) to the City Commission and received a favorable 4/5 vote!

We believe that to solve the ongoing challenges surrounding affordable housing, we need more units - supply & demand.

Looking ahead, we have another reading scheduled in August to allow for 135 single-family homes.

We're diligently preparing these lots, anticipating a market rebound.

Navigating through this unusual market has been tough, but I am confident that the experience and perseverance will pay dividends in the long run. 💪📈

I am in need of a reputable builder/GC in Cape Coral who is willing to take on a partially finished new construction home. The home is about 50-60 percent complete. Any recommendations would be greatly appreciated.

Most residential developers specialize in one of three areas:
- Entitlements & Permitting (Paper Lots)
- Horizontal Development (Finished Lots)
- Vertical Development (Finished Homes)

Some developers focus on multiple, depending on the market, their risk tolerance, and other factors.

Historically, we've focused on entitlements and permitting, with some horizontal development.

Now, we have a few projects where we plan to do all three.

Looking to get in contact with anyone who does land flipping or land wholesaling on the east coast. Primarily in North Carolina and Virginia. Currently in the process of developing a 10 acres in the Roanoke, VA area. In a few months I will be looking to purchase land between 5 to 15 acres. Any help would be greatly appreciated.
