@chris, To piggyback on what John is saying, you definitely need condo insurance to cover your belongings inside the walls of your condo (in case of damage or theft) as well as to cover for any catastrophes that occur that are not covered by your HOA. You want to read your declaration to understand exactly what your HOA covers versus what you are required to have covered by insurance. I am speaking from experience here because my wife and I just recently purchased our first townhome and had our sink blow up within the first 7 months of occupancy which caused water damage to our hardwood floors, Moss growth on our dry wall behind the kitchen sink, and water damage to our kitchen cabinets. At this point I am keeping my HOA in the loop, as they want to be notified of damages exceeding 10,000, but based on what caused the issue (a broken faucet) the damages are technically covered by my condo insurance policy. I will have to get a whole new floor, cabinets, and dry wall as well as get reimbursed for all of our eating expenses since we cannot use the kitchen... and this is all covered by my insurance policy. So my point with all of this is, you want to make sure you have adequate coverage for ALL items (both personal belongs, appliances, and potential damages) that are not covered by your HOA to limit your out of pocket and expenses when these little “surprises” happen; because they will eventually happen to you as well and you want to be fully protected. I hope that helps! I am learning this on fly as well, so hopefully you will be able to navigate these situations better than we did in the future.
