I’m offended lol I’m a millennial and I own millions in RE. I worked my a$$ off at my sales job because a top performer saved /sacrificed for years took huge risks and studied the game. When the opportunities presented themselves I pounced.

I like a lot of what you are saying, but not all millennials are created equal. Some of us don’t believe in participation trophies or live in their parents basement.. just sayin 💁🏻

@David Hathaway yep, and I flipped both my properties long term because of it.

I’m letting someone sublease my place for arbitrage but I have a good property manager who’s vetted them, collected security deposits, run credit background checks etc. they will also be managing the arbitrage operator making sure the terms or the lease are honored.

I’m not worried about it. But I have protections in place in case something goes wrong.

@Michael Smythe some good pointers here. That said I managed this property for a while year by myself as an STR so am aware of many of the pitfalls you mentioned in your post.

However I’m s looking for recommendations, so do you have anyone you can recommend? I call all potential PMC first and then make a decision based on screening multiple companies.

Hi, I’m looking at potentially flipping my townhouse in Davenport, FL (champions gate community) to a long term rental (currently a short term rental) and wanted to see if anyone had any good LTR property management recommendations in the Davenport/Four Corners area?

@Nathaniel K. I bought two out of state investment properties and turned them into STRs. I bought both properties site unseen and they are both in great areas. BUT, it took me a long time, years to finally get the fight team in place. You have to have good agents, lenders, maintenance team, cleaners, handymen, property managers etc if you want to be successful long term. If you’re willing to put in the blood sweat and tears to make it work you can! But it’s a lot harder then it seems from listening to the podcasts or reading the books. All of which I did. Still glad I made the leap, but just know it’s going to take time to build those relationships. I say go for it!

@Michael Baum me too. But now I have kids a wife and two out of state STR's lol 😂 I'm all in. If I could back in time I would have house hacked for the first few years. Best way to get started in REI.
