Get it under contract with an inspection contingency at his asking price. After the inspection, get estimates from reputable companies. From there, you can negotiate the price based on facts.

I purchased 2 properties on my first deal. I had the seller finance 20% and I went to a local bank and they financed the rest.

I sold the houses a month later for 25% what I purchased them for.

Multi-family properties are few and far between. What made you pick Huntsville for multi-family?

There are tons of new developments going up but not a lot of supply of older/value add apartments.

Hey Cameron,

Checkout the Madison county real estate investors association on meetup. Zack has some great beginners boot camps.

I am an investor in the area and would be happy to grab coffee sometime. Just send me a DM if you are interested.

@Adam York I would get a heloc on your primary home. Then buy a new primary home and rent your current home out.

After that I would focus on finding off market properties.

@Randall Alan my favorite feature on zillow as well! It’s way easier to get a quick glance at comps vs using the bulky mls filters.

@Mark Weins change up your list. You are using the same list as everyone else and you are wasting your time.

Do the stuff that others are not doing like driving for dollars. Even something as simple as not using mainstream data providers could help. Just try changing it up because everyone else is going to propstream, pulling a list, and calling just like you are.

@Michael S. I believe this is only true if the homeowner pulls the permits themselves.

@Brock Salgado I would advise you to tell your contractor to use a CRM just like agents and investors do. This will help them become more organized and might even alleviate your concerns.
