@Michael Cross instead of using HML use a local bank when possible. Most commercial products I have came across allow you to refinance after rehab is complete. The only drawback would be lower cash flow because you could more than likely only refinance into a 20 year mortgage.

Hi @Artur A., I have been finding quads in Huntsville and the surrounding areas for under $300,000. I don’t come across a lot if duplexes. Huntsville is a strong market with a lot of job growth and I would definitely recommend looking into it a bit more.

As long as you buy right, anywhere can be a good place to flip. In my opinion, Huntsville is a good market for anything.

@Mason Gibbs find a local bank to work with. I have one that I use that will waive the inspection and appraisal if I bring them a good enough deal. I put 20% down with no points and make interest only payments.

@Brandon Hardiman I spoke with an appraiser a couple months ago in the area and he said he can usually justify 1% appreciation a month. So if you find an exact comp that sold 3 months ago, he could justify an appraisal price 3% higher than that. Another appraiser said that prices are increasing so rapidly that he only needs 1 recent comp to justify the appraisal. I hope this helps a bit.

@Matthew Grisafe I have had the seller finance the 20% down payment. I actually left closing with a check for my portion of the rent for the month.

@Shawn Costley I just had my primary appraised for a heloc yesterday. An appraiser came and measured the home and took pictures of the rooms. It was not a thorough home inspection.

@Shawn Costley @Michael Logan I will send you a dm with my contact info. @Michael Logan I assumed a lot of the tennants were behind. I feel like the packages I looked at were priced high but I haven’t been able to find much info or pictures of most of the properties.
I actually went to UNA so I know the area a bit. @Jeff Henderson did your agent bring you this property and did you do any rehab?
