@Ronald Thompson there are not a lot of foreclosures that come up in the area but if you send me you contact info I can help you out. I was going help another out of state investor make an offer on a foreclosure and HUD accepted an offer from another investor the first day bids were being accepted from investors. They have to be acted upon fast just like any other property in the area.

The Huntsville Alabama market seems to be holding strong with respect to everything that is going on. I actually just helped a New Yorker purchase an investment in the area.

Find a property as a primary residence that you think will appreciate well in the next two years. Live in it for a year, then rent it out for the next year. After that you can do a 1031 and take the proceeds and put it into a property that cash flows well.
This would work well for a primary residence in a good appreciating area. In my market there are properties that have appreciated close to 50 percent in two years.

I have a bank where I am from that will do a similar type of loan for investment properties. They will basically lend 75% ARV and I have to pay out of pocket if I go over. I would call all of the local banks in the area.
