@Lauren Sanders one thing that has worked for me is no contingencies and make the offer through the listing agent so that they make double commission. You of course have to make sure to do your due diligence prior to making the offer.
I have beat high offers with this strategy for properties in prime locations.

Someone has reached out to me to purchase their house that they purchased with seller financing from the previous owner. It does not look like anything was recorded and the previous sellers name is still on the tax accessors website.
Would I just make the offer to the current owner and let the title company handle the rest?
Any advice would be appreciated! Thanks

I was approached from a media company to place an ad in a booklet for a funeral home. I was just curious if anyone has ever tried this?
The booklet walks families through the funeral process and has ads on every other page.

@Joe S. We just did white on the ceilings and I sprayed everything else with satin Swiss coffee. I used a 3 foot spray shield and only taped off doors we did not want to spray. I used Behr marquee and it covered everything with 1 coat just fine. The only thing to consider is painting over a high gloss finish with a less glossy finish. We got around this by rubbing the trim down with ammonia.

@Babu Ramadoss Home Depot will install LVP for $2.50 a sq ft and my painter charges $1 per sq ft a coat.

@Hank Olken tax breaks were created to motivate people to use them not because the government wants less money. The idea is that whatever the tax break is for, it is better for the economy than whatever tax is being paid. I.e. bringing sub par housing up to date is easier for you to do than for the government to do.

@Sean Starkey it was 4.25% and it was a variable rate. I will pay the heloc off once I refinance the property.

@Sean Starkey I have used a heloc from my primary residence to finance the down payment on a flip and I am about to do it again for a BRRR. With the heloc route I was able to access more of my equity vs refinancing.

@Payson Scott I would take the money and house hack a multi family property while you are in college. Get loans for school that you can pay back after you graduate. If you do it right you would only need loans for the cost of tuition and your housing cost would be free if not close to it.
