Driving to Hobbs, tomorrow Wednesday 11/27/2019 for thanksgiving. I’m looking to get to know the area and possibly investing in the area. Partnerships is on the table, so if anyone lives near or in Hobbs, NM, maybe we can get together for coffee and talk some real estate!

Say you have done the first crucial steps towards buying a rental property. I am currently on the buying step, where I have found the property, I have a hard money lender that will be paying for the house cash. I have gotten pre-qualified to get a conventional loan with 5% down. This happened last Wednesday, we are close to reaching a week since that happen, when would it be a good time to ask my loan company or realtor for an status update?

Like any Biggerpockets book, podcast, article would say, is to analyze the deal and make sure the numbers make sure. Depending on what you are going to do with the property you have your eye on, if its a buy and hold, flip, brrrr, etc. I would use Biggerpockets calculators and plug in the numbers to ensure you have potential deal or not. I hope this helps you out!

I have seen Craigslist being a another useful source. Just make sure to screen your potential tenants well, since you never know through craigslist. I would also consider trying to contact any other landlords in the area, they possibly know of someone that might searching for a place to rent or know of someone who knows.
