Let's talk about risk tolerance and how it evolves over time. Funny how, as the years roll by, there’s been a major shift in my approach. In the beginning, I was all about caution, approaching smaller deals with a side of nervousness. But with every successful transaction, my confidence got a boost, and I got more comfortable taking on bigger projects.

Speaking of evolving perspectives, what I considered a "big deal" has gone through a serious transformation. I mean, I recently raised $30 million for a single deal. I couldn't have imagined it just a few years ago. It just goes to show that challenging yourself and pushing the boundaries pays off big time. Trust me; each achievement opens new possibilities and propels you to amazing heights.

As your portfolio grows, the ability to take on larger projects without hiccups becomes more attainable. Scaling your real estate investments requires careful planning and a strong foundation. Building a reliable power team is crucial for smooth transactions. Surround yourself with professionals we’ve mentioned, like title company representatives, and ensure they consistently deliver results. Establish long-term relationships with them.

My career has been a wild ride of experiences and oh-so-valuable lessons. Each deal has contributed to my growth and expanded my risk tolerance. As I continue to scale my portfolio, I embrace the challenges and opportunities that come my way, always striving for bigger and better accomplishments.

Raising equity can be the most challenging aspect of closing a deal. It requires careful planning and diligent execution. Like me, you’ll quickly discover it’s not a walk in the park. I faced numerous hurdles and stressful moments, but I persevered and built a successful approach.

To tackle this challenge, I recommend starting early by building relationships and seeking investors. It takes time to develop trust and credibility with potential investors, so don't wait until the last minute. Preparation is key, and relationships are everything.

When closing a property deal, the funds typically required include a purchase deposit, which is refundable during the due diligence period, and an additional nonrefundable extension deposit. Additionally, a lender deposit ranging from $20,000 to $100,000 is necessary, along with a rate lock-in fee that typically amounts to 2% of the loan amount

In the process of raising equity, it's crucial to be diligent while filling out necessary forms and securing required verifications. Whether it's completing paperwork or obtaining third-party accredited verifications, attention to detail is paramount.

Never assume that raising equity will be easy. It demands effort and persistence. You must be prepared for the process, both mentally and logistically. Sure, it can be quite a process, but with experience and a growing network, it does become more manageable.

It typically involves the following steps:

1.Seller Deliverables. Request a detailed list of documents and information from the seller, including financials, leases, contracts, capital expenditures, surveys, environmental reports, open permits, and the Certificate of Operations.

2.Physical Property Due Diligence. Conduct a comprehensive inspection of the property to identify any significant issues or deferred maintenance. Obtain estimates for planned renovations and confirm if the allocated budget is sufficient. Engage professionals to inspect major components such as the roof, plumbing (including sewer lines), foundation, drainage, electrical systems, HVAC, chillers, boilers, termites, exterior walls, balconies, stairs, rails, and concrete. Inspect each unit and document existing conditions.

 3. Lease and Contract Audit Due Diligence. Review all leases and match them with the rent roll and ledger. Ensure proper        documentation and usage of addendums. Record lease data using software or spreadsheets, correcting any errors or discrepancies.    Analyze resident qualification criteria. Gather demographic information, including employment details and income. Scrutinize contracts related to services like laundry, internet, cable, and phone.

4. Execution of Due Diligence. Choose to conduct due diligence in-house, hire a third-party company, or utilize the property management company. Request and review sample reports to ensure the collected data is useful and well-presented. Consider engaging a construction company for physical property inspections, utilizing software for comprehensive reporting. Hire a specialized company for lease and contract analysis to obtain more detailed information.

5. Assessment and Negotiation. Update your assumptions based on the findings from due diligence and evaluate if the deal still meets your target returns. If major issues or concerns are discovered, provide detailed information to the seller and either negotiate a discounted price or consider walking away from the deal.

    Due diligence is the backbone of successful real estate transactions. It's the phase where you dig deep into the property, conduct inspections, and address any uncertainties. Rushing through this stage is a recipe for disaster. I learned this lesson the hard way during those early days.

    Don't wait until the last minute to complete due diligence tasks; prioritize them for early completion. That way, you'll have plenty of time to tackle any problems head-on. You get to make smart decisions and avoid costly blunders.

    Confidence matters here. You must be confident in your decision to proceed with the deal before investing significant time and money. Cutting corners during due diligence can have severe consequences.

    Take due diligence seriously. It's all about paying attention to the tiniest details and sticking to a plan. Prioritize it, do thorough inspections, and trust your gut. Don't cut corners, and you'll be well on your way to successful real estate investments.

    Meeting critical dates is the key to nailing a successful closing. Trust me; you don't want to miss those crucial dates and risk losing money or even blowing the whole deal. Stay on top of things, stay organized, and track every important date, from due diligence to contract extensions.

    Early on, I got myself into some pretty stressful situations. Sometimes I had to beg for extensions because I couldn't finish tasks on time. That's when I realized the importance of staying organized and having a comprehensive checklist.

    Closing a deal involves juggling a million things. Paperwork, inspections, and those all-important critical dates for due diligence and closing are just a few examples. It can get overwhelming really quickly. The checklist here acts as a roadmap, ensuring that nothing is overlooked.

    Knowing when your due diligence should be completed or when to close or extend your contract is of utmost importance. Missing these dates can have dire consequences.

    Schedule third-party inspections early and submit lender applications promptly. These tasks often have long lead times and can cause delays if not addressed promptly. By tackling them early on, you minimize the risk of missing critical dates.

    In my experience, closing a deal within a specific timeframe requires meticulous planning. Especially those big deals with loads of equity and loans, they can take forever to close. Start early, raise that equity well in advance, and make sure all those forms and verifications are filled out correctly. As you gain experience and tackle even bigger projects, you'll realize that what once seemed like a mammoth deal becomes totally doable.

    When it's crunch time, there is no room for improvisation. Every task must be completed diligently and on time.

    If you wing it, you're gonna miss something, you're gonna mess something up.

    So, be proactive, stay organized, and keep your power team aligned to ensure a successful closing.
