I would invest that into Wholesaling. Start up a direct mail campaign

Hands down go to your local REIA meetings. I was always worried about this too but the cash will be there, honestly people have been advising me to find a deal first and that's how cash Buyers will come flying towards your way! (Only If it's a deal)! Make sure you do your due diligence and get all the numbers right. Always provide a service to the cash Buyers and you will find great success.
