Brian Gibbons thanks for all the info. I appreciate it. Are lease options assignable? How would I go about wholesaling this to my end buyer? Would I take all the information down including anything we negotiated and sign the lease option then quickly assign it to my cash buyer? Then I'm assuming he'll sublease it to a potential buyer that can't get an FHA loan. Is that about right?

In what situation would I offer to use a sub2 or a lease option? What if they want all their equity? Whats best for me to do? Thanks BP

Hi BP, so this is what I'm understanding about a sub2 transaction as a wholesaler, I'll Put subject to underlying mortgage by special warranty deed on the contract and the seller agrees and deeds the property to my end buyer. Other then me assigning the contract to my end buyer is there something I'm missing? Anything else that would take place that I'm not aware of? Just trying to get my ducks in a row. Thanks a lot BP

Zane McLaughlin Ok so I do have a cash buyer I work with and he's waiting on me to bring him deals, I should ask him if he accepts these types of deals?
