My Cash buyer is looking for 25 properties in the area so I know he's a serious buyer. With that said, would he be able to give me a proof of funds letter? Maybe state that he's letting me barrow the money or? How should I talk to my buyer about this? Any ideas or suggestions?

Mike Cumbie should I go with a transactional lender or just gather my closing attorney and buyer and have a round table meeting to see our options?

Definitely will have the funds ready. So I'll put in the offer first, then soft sell it to my end buyer, he agrees to buy, then what? He wires the money through escrow to fund the A-B transaction?

Ok, so I'll be able to get my offer accepted and then have my partner wire in the funds to escrow? If I do get the property under contract I'm 100% sure my partner will buy so I'll be able to soft sell it to him and I'm sure he'll wire the money right in. Is that the way it's done?

Hi BP, I would like to thank you guys for everything before anything. I finally put out signs and been talking to sellers but I'd like to further my education now that I'm ready. Would someone please explain to me the offer process when shopping the MLS? So I find a property, submit offer, then what? It gets accepted and THEN i show proof of Funds to further the process? How does this work? Or would I have to send an offer WITH POF at the same time? Please help BP. Much love.
