What are the pros and cons of doing this?

I saw a property I'm really interested in on realtor and gave the listing agent a call. The listing agent said that it's entirely up to me whether I get an agent to represent me, but did mention that the seller might be willing to make more concessions if I represent myself. That the seller is all about money.

I'm not opposed to doing this since I feel comfortable doing the due diligence on it myself. This would be my first property so maybe I am just being overconfident though. Also, if the commission will be the same regardless, and the only one who benefits is the listing agent (by not having to split commission with the agent representing me) then I might as well get an agent, right?

Thanks again for taking the time to help, Chad. I looked it up to make sure and it is indeed the East Campus. 

The properties I'm looking at are multifamily. Late 70s build dates. I was thinking they might be attractive to students with the college being within walking distance. Is there a campus environment around Del Mar or is it mainly comprised of commuter students? 

Also, to me that area seems to be really close to the shore. But I've never lived near the coast so that's just an uneducated guess. Am I off in assuming that it is at higher risk for flooding/hurricane damage which will result in pretty high insurance rates?

The properties I'm looking at are around Del Mar College. Could you share your thoughts on that area?

For insurance, do you know any useful tools or maps that can help me determine how at risk the properties I'm look at are for flooding?

Any investors in Corpus? Have seen a couple multi-family properties that make sense numbers wise but I'm in SA and not too familiar with the market. 

I'm worried about finding quality property management and the cost of windstorm and flood insurance. Also, not too familiar with what neighborhoods are good/bad or vacancies. Anyone have any insight on this market?

How do you set up a contract? What stops the owner, once he realizes that there is interest in their house, from just posting it themselves on sites like craigslist? What if you go under contract with the owner but there is no interest from investors?

I drive around residential areas for my job too and have a list of vacant houses,owner's names, and addresses laying around. Haven't sent letters out because I wouldn't know what to do if I got a response from someone saying they are interested in selling.

You seem like a perfect candidate to house hack. If I were in your shoes I'd be looking at multifamily properties. Live in one unit while you're in college, rent out the others. 

Good job being so responsible at such a young age btw. I wish I would've seen the light when I was that young.
