I work 3 jobs, one full time and two frequent part times. Had to in order to pay the bills and simultaneously raise seed capital. Gotta do what we gotta do, right?

Tried, but it was too darn hard to sort out with all my other side hustles going on. When I have the time I will distribute a couple of dollars into a few different cryptos to speculate.
I taught my kids monopoly. Would never let them win intentionally, but it happens on occasion anyway!
I work in Marketing. barely do any real estate investment at all really. the idea is to slowly switch over to REI over time.

Not really. Water damage is long term and ongoing because of all the moisture and mold that sets in. Fire damage doesn't have that same effect. Replace the damaged wood, air out, deoderize, wash and repaint. Should do the trick.
Interesting idea, likening the matrix. Is REI just a subroutine?

I can't speak to how it may affect the price in your particular market, but in my experience having a solar equipped home can be incredibly frustrating. It's almost like having a pool, it brings you value if the other homes in the neighborhood have a pool, but the extra maintenance costs can be a big putoff to buyers who are not interested in the extra demands.
