Bought a unit a few short months ago, and the tenant I have inherited is an absolute professional. Every chance she gets she weasels around the conditions of her lease. She doesn't void the terms of her lease, she just finds loopholes. It is incredibly infuriating. Have you ever had a tenant like this? What do you do to get them out? Or did you get them out?

I'm on the Tenant Cloud bus. It's a sophisticated platform, and I feel as though the software better keeps my data, is easier to wok with for my purposes. 

All good points Heather, though obviously there is a human aspect that must be considered as well. I particularly like @Scott Mac's information about the savings that most renters have on hand. 

I started in a different industry, but a buddy of mine who convinced me to start this REI journey was an agent prior to starting his own investments. So it does work

I don't think seed pedigree matters. So long as the top soil is reasonably fresh with proven viability the value should be there. You have to be able to show investors or buyers that the land is productive. 

I plant seeds all the time! Seeds in my garden that is! Love them tomatoes!

I love tiny houses. Now in my retirement, I am fairly certain I would enjoy staying in a tiny house to minimize costs.

I am gearing up for my first major investment, house hacking sounds like a great option for younger people. As a retiree I am not sure it is super viable for someone like myself.
