The duplexes ideally would be in the range of 2600-2800 sqft. Current market comps in the area for a project of that size has a sales price of $525,000.

Hi everyone,
I am currently working as a construction manager with a spec home builder in Texas. Ive been asked numerous times by folks if I could act as their GC for build-to-rent/build-to-sell properties.
- How would this work from a lending perspective?
- Would we be able to get funding just based on my resume?
- If a partner needed to be brought in, how many JV projects would I need to be "involved" in to show a track record?

Hi everyone,
Looking to build a multiple duplexes on infill lots in the houston area. What can I expect for price per sqft for new construction?
Ive talked to a few folks currently building but ive heard ranges from $100-$125. My guess would be its a "you get what you pay for" situation.
Can anyone shed some light with recent experiences?

The work was good enough but you definitely get what you pay for. I found a different builder for my upcoming projects that offers consulting services on a monthly basis. The coolest part is BRRRR'ing new construction. If you run your numbers correctly, it is possible to build a duplex in cash, rent it out, and use a DSCR Loan to pull all of your money back out.
Hi Chris, how much should one budget for soft cost for a similar duplex build? Currently looking at land deals in sunnyside but need to run accurate rough cost to see if itll be worth it
