I've done multiple BRRRRs in a couple midwest markets. The key is to have a good and trusted team on the ground if you aren't located there. More than happy to connect and share about my BRRRing experience.

Hi John, I'm based in the Seattle area, but do most of my investing in midwest markets (Memphis and Detroit). I've scaled to 9 doors and am in the middle of my first flip there. Lets connect and we can knowledge share about what I'm seeing in these markets.

Hi Thea, I'm based in the Seattle area but own 9 doors across the Midwest (Memphis and Detroit). They all were cash flowing from day 1. Not sure what markets you are interested in, but if you are interested in the Midwest, lets connect and I can show you what I'm seeing in these markets.

I have 9 doors across multiple states, WA, TN and MI. I like to be diversified. Most of my properties are in Detroit where I think now is a good time to start investing. A lot of media hype around Detroit making a comeback and thriving. Happy to connect and knowledge share if you are interested.

I've scaled to 7 doors in Detroit, working on a flip as well. Overall a great market, but lots a gotchas that can get you if you aren't ready. Happy to connect and knowledge share if you are interested.

Doing a BRRRR gets very expensive if you don't cover it in cash. You could consider turnkey properties that you believe has some built in equity and take financing up front. I have 7 doors in Detroit using a combination of BRRRR and Turnkey. Happy to connect and knowledge if you are interested.

Hey Thomas, I'm in a similar situation as you a few years back. I'm based in the Seattle area but invest in mainly midwest properties. I've scaled to 9 doors now across Memphis and Detroit. Happy to connect and knowledge share if you are interested.

Hey Abhishek, we've spoken in the past. I've purchased to turnkey properties in Memphis. Happy to talk again and share my thoughts on turnkey in Memphis. Overall, if you aren't meeting the 1% rule, I wouldn't do it, but, of course, there are exceptions to the rule.

It’s hard to find 1% deals anywhere in current market conditions. This one is close to 0.7%

In Memphis it’s becoming increasingly difficult. This is why I’m shopping more in the Detroit market now.

Quote from @John Mason:

First of all  looking at the cashflow nowadays is not going to cut it, maybe look at value add and appreciation until the rates come down

Cash flow can be found in the right markets. In the midwest markets I shop, cash flowing deals can be found with 1% rule or better.
